Where do your eyes instinctively head to first?

​

Most say they look straight at the Average Price and then look to see how many days houses sit on the market (DOM). 

 

Of course!

 

We all want to know how the pricing is going in our market and how long it takes to sell as both buyers and sellers. 

 

Don’t be fooled…while most of these markets (unless you’re in Burlington or Haldimand) you’ll see the average price has gone down since this time last year.

 

However when digging deeper, month over month for the entire year of 2024, the prices are climbing back up and increasing by the day. 

 

The days it takes to sell a house has increased in almost all markets from this time last year and in some markets up to 50% more time on the market.

 

Looking closer into the analysis though, the current days on market (timing for a home to sell) hasn’t changed much over the summer months.

 

Fluctuating by a day or two over the hot summertime season.
